RIJEKA – A UNIQUE INVESTMENT OPPORTUNITY IN A CANYON WITH A VIEW OF TRSAT

An exceptional property is for sale, located in one of the most unusual locations in Rijeka, in an authentic natural canyon setting, with a beautiful view of Trsat and only a few minutes from the city center.

This is a special real estate complex with significant tourism and investment potential, combining authentic architecture, a natural environment, existing accommodation capacities, and substantial investments in construction and infrastructure renovation.

The complex comprises approximately 1,750 m² of living space and 7,500 m² of land, and has been developed with the vision of creating a recognizable tourist destination.

According to the development concept, accommodation capacity for 100 to 150 guests is planned, along with additional accommodation spaces for staff.

The property’s special value lies in its extraordinary position within the canyon, where nature, stone architecture, and the view of historic Trsat come together in a unique whole, creating an ambiance rarely found in the standard tourist offer.

EXISTING ACCOMMODATION CAPACITIES

The complex includes five studio apartments that are already in use, as well as a fully renovated apartment of 115 m².

The existing accommodation capacities allow part of the property to be used, while the remaining spaces can be gradually developed and adapted to the planned tourist purpose.

The 115 m² apartment is fully renovated and equipped for a comfortable stay. All renovated spaces are air-conditioned, while the apartment also has wood heating.

This combination of existing functional spaces and the possibility of further development represents an important advantage for a future investor.

CONSTRUCTION AND INFRASTRUCTURE INVESTMENTS

Significant construction and infrastructure works have already been carried out on the complex, providing a solid foundation for the continued development of the planned tourism project.

The works completed include roof renovation, replacement of a large part of the exterior joinery, installation of new electricity and water systems, and renovation of almost all facades.

One building has particular architectural value, as it is entirely clad in hand-laid stone, further emphasizing the authentic character of the entire complex.

The courtyard and associated outdoor areas have been arranged, while the existing accommodation spaces are functional and air-conditioned.

The investments made so far represent a significant advantage, as they allow the future owner to continue developing the project on an already prepared construction and infrastructure base.

HOTEL AND TOURISM POTENTIAL

The property has been prepared with a clear vision of developing a hotel or tourist accommodation complex that would stand out from the usual tourist offer through its location, architecture, and special ambiance.

The development concept предусматривает 100 to 150 beds for guests, along with additional accommodation capacities intended for staff, making it possible to create a functional tourism and hospitality complex.

Potential development directions include a hotel, boutique hotel, apartment complex, hostel, themed tourist accommodation, and facilities intended for organized tourist groups and individual guests.

A special potential lies in the possibility of shaping a tourism concept that would offer guests more than accommodation itself, namely an authentic experience of staying in an unusual natural environment close to the city center.

The realization of the planned capacities and additional facilities depends on spatial planning conditions, the necessary approvals, and applicable regulations.

GARDEN AND NATURAL ENVIRONMENT

The complex is located on a plot of approximately 7,500 m², offering a sense of privacy, spaciousness, and connection with nature.

The arranged courtyard and existing outdoor areas provide a solid basis for further shaping the space according to the future tourism concept.

The spacious land opens up the possibility of arranging additional zones for relaxation, socializing, and recreation, as well as other facilities that would complement the tourist offer, in accordance with the applicable spatial plans.

The special feature of this space lies precisely in the combination of natural seclusion and immediate proximity to urban amenities, which can provide future guests with the feeling of staying away from the city bustle while still being in a highly accessible location.

INVESTMENT AND DEVELOPMENT POTENTIAL

This property represents a rare investment opportunity for a buyer looking for a project with strong character, significant completed investments, and the possibility of creating a recognizable tourism product.

The existing accommodation capacities, large land area, renovated parts of the buildings, and prepared infrastructure provide a solid foundation for the continuation of the planned development.

The possibility of shaping a tourist complex with a larger number of beds, additional staff accommodation, and supporting facilities opens the door to various business concepts.

The property is especially interesting for investors who want to develop a tourism project with its own identity, in which the uniqueness of the location and the authenticity of the space would form an important part of the future offer.

LOCATION

The property is located in Rijeka, in a specific location within the canyon, with a view of historic Trsat.

Despite its special natural setting, the complex is only a few minutes from the city center and all important amenities.

Access to the property itself is possible by passenger cars, while bus access is possible to approximately 100 meters from the building, which is an additional advantage for organized arrivals of guests and tourist groups.

Rijeka is a city rich in history, culture, tourist events, and good transport connections, and its position in Kvarner offers numerous opportunities for the development of various forms of tourism.

The proximity of Trsat, city landmarks, the coast, and the wider Kvarner region further contributes to the attractiveness of this location.
